The terms that apply when you book and stay with Nairobi Prime Stay.

These terms apply to every booking made with Nairobi Prime Stay. Please read them before you book. By confirming a reservation you accept these terms.
1. Booking and Confirmation
A booking is confirmed only once we have acknowledged it in writing and received the required payment or deposit. Rates quoted on this website are per night, in US dollars, and are subject to availability.
The total shown at booking includes the nightly rate, a one-time cleaning fee, and Value Added Tax at the prevailing Kenyan rate. Any long-stay discount is applied automatically.
2. Minimum Stay
Most residences require a minimum stay of two nights. Certain residences and peak periods may require a longer minimum. The applicable minimum is shown at the time of booking.
3. Payment
We accept payment by card, M-Pesa, PayPal and bank transfer. For stays of one month or more, we may agree an instalment schedule in writing. A refundable security deposit may be required for certain residences and will be confirmed before arrival.
4. Cancellation and Refunds
- More than 7 days before check-in: full refund of amounts paid.
- Within 7 days of check-in: 50% of the total booking value is refunded.
- No-show or cancellation after check-in: no refund.
Refunds are returned by the original payment method within a reasonable period. Bank charges, where applicable, are borne by the guest. Different terms may apply to long-stay and corporate bookings and will be set out in writing.
5. Check-In and Check-Out
Standard check-in is from 2:00pm and check-out is by 11:00am. We offer flexible and self check-in for late arrivals by prior arrangement. Early check-in and late check-out are subject to availability and may incur a charge.
6. Occupancy and House Rules
- The number of guests must not exceed the maximum stated for the residence.
- Parties and events are not permitted.
- Smoking is not permitted inside any residence.
- Pets are permitted only where expressly agreed in writing.
- Please respect quiet hours between 10:00pm and 7:00am.
We reserve the right to end a stay without refund where these rules are seriously or repeatedly breached.
7. Damage and Liability
Guests are responsible for the residence and its contents during the stay, and for any loss or damage beyond fair wear and tear. We will notify you of any charge and provide evidence.
We are not liable for loss of or damage to guests' personal property, except where such loss results from our negligence. Guests are encouraged to hold appropriate travel insurance.
8. Services and Interruptions
Every residence includes fibre internet, backup power and housekeeping as described. While we maintain these carefully, we cannot guarantee uninterrupted supply of utilities, internet or building services where interruption is outside our reasonable control. We will act promptly to restore any service.
9. Changes by Us
In the rare event that a residence becomes unavailable, we will offer a comparable alternative of equal or higher standard, or a full refund if no suitable alternative can be arranged.
10. Best-Rate Guarantee
If you find the same residence, for the same dates and conditions, offered at a lower total price on another platform, tell us before your stay and we will match it.
11. Governing Law
These terms are governed by the laws of Kenya. Any dispute shall be subject to the exclusive jurisdiction of the courts of Kenya.
